Most of us consider our homes our most valuable asset and a worthy investment. But with the high maintenance costs of the major systems and appliances that keep our homes comfortable, homeownership can also be quite expensive. That’s where home warranty companies come in.

In this ServicePlus review, we’ll focus on what the company can offer you as home protection in terms of features and packages. We’ll also talk about pros and cons, customer satisfaction, and trusted alternatives.

So, let’s dive in.

ServicePlus Company Overview

Formerly known as Total Home Protection, ServicePlus has been operating since 2016, and was awarded as Best in Service in 2021. It’s almost the same as the previous Total Home Protection home warranty company, but now it offers a “service plus.”

Let’s look at the home warranty breakdown to see what this means.

ServicePlus Home Warranty Breakdown

Here, we’ll provide all the essential info you need to know if you’re looking to purchase ServicePlus home warranty plans.

Note: Although the terms home warranty and home insurance are commonly used interchangeably, they’re not the same—you can find out all about their differences in our guide.

States Covered

ServicePlus’s services are available in 45 states. The five states where they do not operate are California, Nevada, New York, Washington, and Iowa. You should check out the best home warranties in California and other excluded states if you live in these locations. We’ll mention a few alternatives further in our ServicePlus warranty review.

Appliances Covered

There are 15 systems/appliances covered in all ServicePlus plans, and they’re listed below in the Plans and Pricing section. However, what’s important for you to know is that the repair granted under any ServicePlus home warranty plan is only for natural wear and tear of appliances/systems. If the broken appliance/system is beyond repair, ServicePlus will either replace or pay for the replacement item but only the depreciated value of the current system or appliance.

Note: The ServicePlus home warranty plans are valid for properties of up to 5,000 square feet, and anything above will be charged additionally. Other limitations apply as well, and are listed in detail in their Service Agreement.

Home Inspection

ServicePlus doesn’t do home inspections, which means you can purchase a plan and cancel it at any time. There’s no long-term commitment, which is a great benefit.

Contractors

ServicePlus works with local contractors, ensuring your problem will be solved as quickly as possible and by professionals.
All contractors working with ServicePlus are licensed (where applicable), and are required to have an auto insurance, a General Liability Insurance, and proof of Workers Compensation Insurance.

Waiting Period

There’s a waiting period before filing your first claim and a waiting period when you file a claim.

After officially subscribing to one of the coverage plans and paying your premiums, there’s a waiting period of 30 days before you can file a claim. This waiting period is typical of most companies in this industry.

If you’ve filed a claim, there’s a processing time period of 24 to 48 hours/work days, and up to 96 hours during weekends or holidays. After your claim is processed, the contractor is required to respond within 4 hours to make an appointment. If it’s urgent, they’re required to act as quickly as possible.

Service Call Fee

A service call fee of $75 is charged for every call if you want to make a claim. This amount is quite typical according to other home warranty reviews for ServicePlus and comparisons with its competitors. In case your call is about previous work still covered by the workmanship guarantee, the service call fee will be waived automatically.

Coverage Limit

Like all home warranty companies, ServicePlus has a coverage limit that doesn’t exceed the depreciation value of the appliance or system.

  • Plumbing and electrical systems: $500
  • Water heater: $500
  • Whirlpool bathtub, spa/pool: $500
  • Ceiling and exhaust fan: $400
  • Septic tank pumping: $200
  • Refrigerator ice maker: $200

The maximum amount your ServicePlus plan will cover for access, diagnosis, repair, or replacement of all equipment under your selected plan is $1,500 per contract. Furthermore, certain regions have specific coverage limits for each item.

Home Inspection and Maintenance Records Required

ServicePlus states on its website that they have the “right to request for maintenance records”. While this suggests that presenting inspection and maintenance records is not necessarily a requirement for coverage, it’s best to be prepared with all the applicable documentation should the need arise.

The waiting period to start coverage 30 days
Service fee $75
Claim processing time 24 to 48 hours on regular days. Up to 96 hours during weekends or holidays.

How to File Your Service Request Step by Step

To give a glimpse of the company’s claiming process in this review of ServicePlus, here are the few easy-to-follow steps:

  1. You have two options when initiating a claim. One is calling their 24/7 dedicated hotline and speaking to one of their customer service representatives. Another is logging on to your ServicePlus online account and initiating your claim online.
  2. Once the claim is initiated, ServicePlus will contact one of their accredited service providers to schedule an inspection of your unit.
  3. On the day of inspection, a technician from the service provider will assess your unit. This will be coordinated with ServicePlus for verification and eligibility of claims.
  4. If your claim is eligible, the service provider will then proceed with the repair/replacement of the part or product.

Bear in mind, though, that coverage for the warranty plans only begins after the 30-day waiting period.

ServicePlus Reviews

Because they’ve rebranded in 2021, you won’t find a lot of new online reviews of ServicePlus. The handful of reviews online by homeowners on various review sites and forums such as BBB and ConsumerAffairs don’t reflect the true image. Looking at star ratings given by actual customers, ServicePlus is often viewed negatively by customers. It scored only 1.35/5 stars on BBB and only 1.2/5 stars on ConsumerAffairs.

The majority of complaints were about appliances not covered, but this is something that’s always stated under the company’s Service Agreement that MUST be read before purchasing a package so you know exactly what you’re getting for the money you’re paying.

In contrast, praises are due to the professionalism and workmanship of the dispatched service providers, as well as the user-friendly online claim submission option.

ServicePlus Alternatives

While reviews of ServicePlus show that customers are generally satisfied with the services, even if they often complain about slow response times, we also recommend checking out other reputable warranty companies on the market.

Compared to the 3 alternatives in the table above, ServicePlus Home Warranty excels in professionalism, fast handling of claims, and the range of appliances and systems covered, whether it’s for a house you just bought or are planning to sell. On the other hand, the major drawback is their limited state-wide availability.

Is ServicePlus Worth It?

With the high cost of keeping your home’s major systems and appliances in great shape, the ServicePlus home warranty can certainly guard you against unwanted expenses due to normal wear and tear. Their availability in 45 states definitely makes them a good option to consider if you live within their service area.

One of its standout features noted in many reviews on ServicePlus home warranty is their 90-day guarantee, as most other companies usually offer only up to 60 days. They offer two packages which cover most of the necessary items you would need. If you have more major items to add that both packages do not cover like a pool spa or septic system, they can be added for the corresponding additional price.
